Virtual Transactions for Colorado Real Estate

We recently completed a virtual transaction for a client that never saw her house, except via e-mail and virtual tours.

She was located in Anchorage and wanted to buy a home as a rental that her brother would look after here in Denver.

She agreed that if I could do the job, she would have me represent her as a Buyer's Agent. We started by getting the signed agency documents to her via e-mail as well as the required definitions etc. These were received back with her electronic signature and I did the same using my tablet PC.

We then connected her with a local lender that could do the loan electronically and with in a few days she had a pre-approved loan and a letter stating such.

The next step was to get the properties flowing her way. Having 4 different e-mail search engines at my disposal and knowing the OS she was using I decided on MyBuyingBuddy and shipped off 50 homes to sort through. She then sorted through and sent her brother her "top" candidates. He drove past all of them and selected 5 of the "best".

There was one that was the "best" and it was available so a showing to Mom & Dad & Brother & Sister in Law plus the kids was arranged (NONE of these folks will live here) and it was decided to present an offer. So, we spoke on the phone and I got my directions, prepared the offer to buy and sent it via e-mail.We got the signed document back and forwarded it to the Listing agent across town. They forwarded it to the Seller, a bank. And within 24 hours we had a response and acceptance.

The inspection got done and it was attended by the brother but the report was sent to the buyer via e-mail.

The appraisal was ordered, and the documents assembled. They were all sent via e-mail and then signed in front of a notary in Alaska and then overnighted back to the title company while the funds were wired in.

Then I had to go to the title company, and sign one copy of a document and the deal was closed.

I met the Buyer at the house two weeks later when she came to town to see what she had purchased and to get it ready for the tenants.
