HIGHLANDS RANCH is located in the south end of the metro Denver area and encompasses an area of over 22,000 acres. The community has been created from the beginning as a master planned community with over one third of the acreage being dedicated to open space and parks. Concrete jogging paths and nature walks are the norm through the wonderful park system. There are over 27,000 residential dwelling units and typically some 250 real estate property listings. My wife & I have lived here since 1989 and her new car averages less than 5000 miles per year, “because everything is so close”. Prices of homes range from about $175,000 up to over $1,000,000. There are gated communities, luxury homes, golf course lots and quiet cul de sac lots listed in the Denver multiple listing service (MLS). Properties for sale with mountain views are frequently found throughout this south Denver Colorado community. The commute to the Denver Tech Center is about 15 to 20 minutes for most residents of this master planned community. Personally, I love the feel of Highlands Ranch and the way the covenants have maintained real estate property values. The life style is what it is all about and being able to take the dog
for a walk on concrete walking/jogging bicycle paths is great. Seeing the fox running through the open space or the antelope, or even a deer in our back yard one fourth of July! Wow! It is a place with 4 recreation centers available to all residents of the community, and the use is not limited to geographic boundaries. The Highlands Ranch Colorado area was a prime hunting ground for the Ute, Cheyenne, and Arapaho Indians. Today there are still buffalo in the Daniels Park that the parks and open space department of the city Denver Colorado maintains on the eastern border of Highlands Ranch CO. The area's ownership passed back and forth between Spain and France until Napoleon sold it to the United States as part of the Louisiana Purchase of 1803.
Original homesteaders were: David Gregory, the first person to actually live on land now recognized as Highlands Ranch; Lewis Wales Cleveland, the cousin of President Grover Cleveland; John W. Springer, a descendant of the russian czar; Johanne Welte and Plazidus Gassner, owners of a ranch that made brickand Limburger cheeses; and Rufus H. Clark – ol’ Dad Clark himself!

In 1859, Dad Clark filed a 160-acre homestead on the site of today’s
Highlands Ranch Golf Club. At the time, Colorado farmers had great success growing potato crops and Rufus decided to try his hand at it. His first harvest was so abundant that he became known as Colorado's “Potato King”.
From 1891 to 1904, the first phase of the Highlands Ranch Mansion, originally called Castle Isabel, was built. Around that same time, property owner John Springer purchased additional land, bringing his total holdings to 23,000 acres. The acreage changed hands several more times until 1937, when Lawrence C. Phipps, Jr., son of a U.S. Senator from Colorado, bought it for cattle ranching.
After Phipps' death, the property was owned briefly by Highland Ventures and then by Mission Viejo Company in 1978. In 1981, the Phil and Kaye Scott family led a group of "pioneer" homeowners to the Highlands Ranch we know today, where homes were built and districts were created.
A new era of ownership was heralded in August 1997 as Shea Homes purchased the property and began the vital community we enjoy today!
