Buying Denver Colorado Real Estate
"Can I afford to buy?". "What do I do first?". "How much money do I need?". "For Down payment?". "How do I negotiate the best deal?". "Is that a good value?" "Where should I live?". "What is the best school district?". "Do I need to sell my house first?". "I don't want to move twice. Can you do that?" All of these questions are typical for the first, second and third time buyer. Folks just never want to make a mistake with their largest investment... their home.
Let's face it, anything to do with money in this day and age needs to be carefully thought out. So for those of you who are faced with the prospect of buying a home in Denver the first thing to do is make sure you have a loan approved. When you do this you are a "cash buyer" instead of an "I think I can" buyer. Learn more by following these links.

One of the most frequently asked questions when considering buying a home is whether you can afford to buy and how much you can afford to buy? There are several factors that determine your real estate buying power such as credit history, income, and current assets, etc. The ultimate decision of what you can buy will be determined by your lender and should start there. After you know how much home you can afford, make sure and get pre-approved for a loan before you start looking for your home. Note that there is a significant difference between pre-qualified and pre-approved. Pre-approval means that you have the loan underwriters approval for the loan - it's like cash waiting for your purchase. This will let you buy and negotiate with confidence without leaving you wondering whether you will get the loan or not. Pre-qualification only means that your loan approval will be considered with very little assurance that you will actually get it. Therefore, before you go house hunting, get pre-approved!
Do you really want to spend the money on hiring a real estate agent to represent you as a buyer's agent? Is there really an advantage to having a Realtor?
First the good news. When hiring a buyers agent you usually do not have to pay a cent in commission. In almost every real estate transaction, the seller has already agreed to pay a buyer's agent a certain amount for commission. Whatever the seller pays on your behalf, you certainly do not need to pay!
Now the better news. A buyer's agent works for you! You get the power of experienced representation, advice, and negotiation with your best interest in mind. To see the Colorado Real Estate Commission's official definition of a buyer's agent and other real estate brokerage relationships click here.
